This meticulously crafted new waterfront home prioritized accessibility, comfort, a seamless relationship between indoors and out, finely curated finishes, and a stringent environmental construction protocol. Designed for a multi-generational family and to Passive House standards, the home provides a calm and special refuge for its inhabitants and their guests.
The ADA-accessible first floor features two en-suite guest bedrooms, chef's kitchen, library with specially designed fireplace (usually impossible in passive houses), laundry, two interior half bathrooms, one exterior-access half bath with outdoor shower, and an open living and dining room with a 20' wide sliding glass door providing unobstructed views to the water.
On the second floor, a primary suite with attached study, two walk-in-closets, and a bathroom clad in azul macauba stone anchors the waterside wing of the house, with 3 additional bedrooms, 2 additional bathrooms and a full laundry suite in the other wing.
The vaulted 3rd floor meditation suite features tatami mat flooring, a full spa bathroom with sauna, and sliding doors leading to a waterfront alcove deck.

Large, triple-glazed, high-heat-gain windows and rooftop solar panels allowed us to maximize the limited solar exposure of the site due to tight lot lines and large trees. A small heating and cooling system, Zehnder energy recovery ventilation system, and independent dehumidification system work together to supply fresh, comfortable, clean interior air through all four seasons. Shou sugi ban (charred wood) siding provides natural protection from rot and pests in a stunning, modern package, and is perfectly complimented by aluminum-clad windows, pure copper roof, and natural landscaping.
